A Hunters Hill property that sold for $3.85 million two years ago has once again exchanged hands for $5.15 million.

The property was listed with a buyers’ guide of $4 million.

It sold for $750,000 above reserve.

Agent Nicholas McEvoy from BresicWhitney Hunters Hill said the sale price was exceptional considering the property’s location — further away from the prestigious Hunters Hill peninsula and closer to the Boronia Park precinct at 35 Bonnefin Rd.

“It shows just how strong the market is overall in the area,” Mr McEvoy said.

He claimed a new record for the non-peninsula side of the suburb.

Four registered bidders vied for the four-bedroom home designed by award-winning architect Alex Popov and built in 1990 at the end of a steep block with river views.

Bidding started at $4 million.

“It was a frenetic auction with strong competition between two buyers attracted to the location and architectural style of the house. The design and view were the two big drawcards,” Mr McEvoy said.

He said there were several “sharp intakes of breath” from the assembled crowd as the bidding escalated to the final outcome.

Mr McEvoy would only reveal that the new owners were “out of area”. The vendors were based overseas.

 

SOLD AFTER AUCTION

Although 16 Aeolus Ave, Ryde, passed in at auction for $2.2 million, the five-bedroom home ended up selling for $2.45 million.

A crowd of about 160 gathered to watch the auction, many of them locals checking out the market, according to agent Benjamin Mulae from First National Hunters Hill, Gladesville and Ryde.

After the auction, Mr Mulae negotiated the sale price up.

“It was a great outcome for the vendors,” Mr Mulae said.

He said the seven registered bidders were families who liked the elevated position and uninterrupted city views.

The new owners are a couple with one child upsizing from a townhouse in Newington.
